Westwood Real Estate Insights

Westwood is celebrating its hundredth anniversary, being built shortly after UCLA in 1919. The neighborhood sits in a regal part of LA, near neighborhoods like Brentwood and Wilshire Corridor. Houses in Westwood usually sell for around a million dollars, some have sold for twice, or even three times as much. It all depends on what you’re looking for. The average price per square foot is about $700.

The People and Lifestyle

Westwood has professionals of all ages, but the UCLA campus definitely gives the neighborhood a younger vibe. The average age of a Westwood resident is about 38, and more than 75% are college educated. A lot of Westwood’s popularity is from young people going to college nearby or hoping to live in one of the most happening neighborhoods in the city.

The neighborhood’s young and energetic nature is visible from the moment you set foot there. Westwood is full of fitness studios, traveling pedestrians, and trendy shops. You’ll also see many new families, and activities for people of all ages. Westwood is great for anyone looking to live in an active, youthful community.

Attractions

At the heart of Westwood is Holmby Park, established in 1929. Here, you’ll find every kind of Westwood resident recreating. From children playing, to families having picnics, or couples going on walks. There’s even an 18 hole golf course with a practice hole.

The gorgeous Westwood Theatre, opened in 1936, is the perfect way to get the old Hollywood experience seeing your favorite new flicks in high definition. Nearby, residents enjoy going to the Hammer museum, an architectural masterpiece with fascinating exhibits.

Restaurants

Westwood has a large variety of restaurants to choose from, depending on your needs. Some of our favorites come from Little Tehran, a small persian community with restaurants like Attari Sandwich Shop. This quick little lunch cafe keeps things low-key, easy, and affordable.

A common favorite among locals is Hamasaku. Its exterior appearance will have you thinking it's a run of the mill LA restaurant, but the beautiful interior and authentic food will make you feel like you’re right in Japan. For sushi in a nice area, the prices aren’t too bad, and the food is amazing.

Shopping

Shopping in Westwood is a nice blend of local stores and big name brands, many of both are accessible on foot. There’s classic chains like Brandy Melville, California Pizza Kitchen, and Chipotle. If you look a little deeper, you’ll find hidden gems behind every corner. Residents enjoy going to local apparel stores, movie theaters, fitness centers, and other fun commercial venues.

Schools

Westwood has 8 public schools within its boundaries, the majority of which have 10/10 API scores. The area also has more than a dozen private schools, which tout small class sizes for students in kindergarten through twelfth grade.
